The Ron Herman space at Brentwood Gardens is about to sell Italian subs and coffee. In the old Coffee Bean at 11698 San Vicente Blvd., the coffee menu now includes a French Toast Latte. A burger counter with green tile opened a few doors down on Oct. 3. And a former plant-based restaurant now serves six menus from one kitchen.
Over the past twelve months, San Vicente between Brentwood Gardens and 26th Street has filled almost entirely with food. You can now eat there from early morning to late evening, often without a reservation. The new clothing stores went elsewhere, a few blocks west to the Brentwood Country Mart. Here is the street as it stands this week, and what is still on the way.
For years, 11677 San Vicente Blvd. was where you went shopping. Its upper floors are now some of the busiest dining real estate on the street. In 2025, Toddrick Allen's local business blog said the center was "continuing its transformation into a proper food destination." That was before most of the following had opened.
Those four join Ospi and Sweetgreen, which were already in the center. Sacco is the clearest sign of the change. A well-known boutique's floor is turning into a sandwich counter, which is the street's whole shift in one storefront.
On the other side of the boulevard, the new arrivals lean casual and quick. They mostly took over spaces that had already housed coffee or restaurants, so the use stayed the same. What changed is the format.
Burger She Wrote held its grand opening on Oct. 3 at 11686 San Vicente Blvd. Westside Current reported that it is the brand's biggest location yet, though it seats only 25. The menu is built around two wagyu smash burgers, the classic and the Oklahoma, plus fries, grilled cheese and Mexican sodas. Co-founder Mikayel Israyelyan told Westside Current, "We want to be the neighborhood burger shop." It is open 11:30 a.m. to 10 p.m. Sunday through Thursday and until 11 p.m. on Friday and Saturday.
La La Land Kind Cafe took over the former Coffee Bean & Tea Leaf at 11698. That brings a second location close by for anyone who has waited in line at the Montana Avenue branch. Its location page lists hours of 6:30 a.m. to 7 p.m., which makes it the earliest start on this stretch.
PopUp Bagels went into 11710 San Vicente Blvd. Eater LA reported that service would begin Dec. 19, 2025, one of the brand's first locations on the West Coast. It is a separate business from Pop's Bagels, which is a short walk up the street.
The double storefront at 11754 and 11758 San Vicente has had more tenants than any other address on the street. Kreation and Pizzicotto were there first. Planta followed in late 2022 and closed in 2025.
The current occupant is a different kind of business. Toddrick Allen describes Neighborly as a "curated kitchen & marketplace," where you order from several menus at once. The lineup includes two longtime Los Angeles names, The Cheese Store of Beverly Hills pizza and Gaby's. Its Brentwood page lists 11754 San Vicente Blvd. and daily hours of 11 a.m. to 9 p.m.
A space that struggled to hold one dining room now carries several menus at once. That fits the rest of the street, where flexible, casual food has been the format that keeps moving in.

LEORA, the Beverly Hills cafe, has started small in Brentwood. Around the beginning of October, it opened in the kiosk at Brentwood Town Center, at the corner of 26th and San Vicente, serving coffee and matcha drinks. Across the courtyard, construction is underway on its full all-day cafe in the former Blue Bottle and Kitsu Sushi spaces. Toddrick Allen reported the cafe could open "possibly by Spring." Until then, the kiosk gives the 26th Street end of the boulevard a matcha stop.
Sacco is the other one to watch. With a Winter 2026 target, it could be the next opening on the street, and it would fill the last big former retail space in Brentwood Gardens with food.
The same pattern runs south to Barrington Avenue. Sora Temaki Bar opened June 4, 2026, at 908 S. Barrington Ave., in a building that used to house a flooring store. The Pride LA reported daily hours of 11:30 a.m. to 10 p.m. Sora also has a location at The Grove and specializes in hand rolls.
The new fashion openings landed at the Brentwood Country Mart, at 26th Street and San Vicente, which has a Santa Monica mailing address. Sézane opened its first permanent Los Angeles boutique there on Aug. 14, Time Out reported, in Suite 52. Varley is next door in Suite 54, and Orlebar Brown also opened at the Mart earlier in the summer. Both were open by early July.
Put the two areas side by side and Brentwood's commercial core has sorted itself. Food has taken over San Vicente's main blocks, and the clothing boutiques are clustering at the Mart.
The Mart also has the neighborhood's Halloween events this weekend:
Up the hill, the Getty Center's free installation Charles Ross: Spectrum 14 sends spectral light through the museum's rotunda through Nov. 29. If you have guests in town for the holidays, it pairs well with dinner back down on San Vicente.
